RentSmart turns Hong Kong monthly rent into a Mastercard charge so the Standard Chartered Cathay Mastercard can earn Asia Miles. This page is the setup, the promo windows, and the fee cost per mile for that path. RENTMILES and the first-time fee waiver, through 31 December 2026. Enter RENTMILES when you register for 1,000 Asia Miles on a qualifying residential or parking Mastercard rent (10 November 2025 – 31 December 2026). The first-time waiver is a one-off 1.6% up to HK$2,400. After those dates, the recurring comparison stays on the 1.6% fee and HK$6 = 1 on base rent.

On Standard Chartered’s Cathay page, other Hong Kong-dollar spending is published at HK$6 = 1 Asia Mile. Dining, hotels, and overseas categories are often richer, and they differ by tier. Those rates are not the rent rail in the calculator.

Setup checklist

Steps follow RentSmart’s partner-page order. They are a checklist, not a copy of the terms. Check the app for approval status. This page does not set a processing time.

  1. Download RentSmart from the App Store or Google Play and register.
  2. Enter invitation codes at registration. RentSmart’s Cathay page says a code that is missing at signup cannot be added later.
    • RENTMILES — first residential or parking Mastercard rent of at least HK$3,000, then submit your Cathay membership number and a matching name, for 1,000 Asia Miles. Window: 10 November 2025 – 31 December 2026. Commercial rent uses BIZMILES (1,500 Asia Miles) on the same page.
    • Homepage Insights also shows coupon RSli8skt for a HK$100 rent coupon on the first statement. If the app accepts only one invitation code, pick before you submit. Using that coupon, or the Insights apply link, may earn renttomiles a referral. The code does not change the calculator.
  3. Finish identity verification and upload the tenancy, landlord, and payee details the app asks for, including the rental agreement. Check the app before you schedule the first payment.
  4. Apply for or add the Standard Chartered Cathay Mastercard if you do not have one. On the bank’s page, a New Cardholder has not held and has not cancelled a principal Standard Chartered or MANHATTAN credit card in the six months before approval. Confirm that definition on sc.com. This guide does not say which apply link unlocks which welcome tier.
  5. Pay monthly rent with the eligible Cathay Mastercard in the app. If the app asks for the first 6 digits of the card, that is how the RentSmart × Standard Chartered page says you claim the Cathay discount.
  6. For the first-time fee waiver, the card must never have transacted on RentSmart. The waiver is once only, on a transaction capped at HK$150,000, up to HK$2,400. Confirm it is still live through 31 December 2026.
  7. Open the calculator at your rent and read the RentSmart column for fee cost per mile and estimated net yield. The worked example below uses HK$10,000.

Promo windows vs the evergreen rate

Three clocks run at once. Only the 1.6% fee and HK$6 = 1 on base rent belong in a year of fee cost per mile. Welcome miles, RENTMILES, and the fee waiver are one-offs.

Welcome. The callout above is the RentSmart partner page (fetched 9 Oct 2026). Standard Chartered’s Cathay page markets a smaller cap on lower tiers: up to 40,000 Asia Miles on the standard card, up to 100,000 on Priority Banking, and up to 120,000 on Priority Private, or a Cathay gift card, on eligible spend in the first two months. That page also offers a Cathay gift-card choice through 30 November 2026. Do not assume 120,000 miles, or the Apple Store gift card, applies to every tier and every apply link.

RENTMILES. RentSmart’s Cathay page (10 November 2025 – 31 December 2026) credits 1,000 Asia Miles within about 30 working days after you submit a Cathay membership number and a matching name. Commercial rent on that page uses BIZMILES for 1,500 Asia Miles. The code has to be entered at registration.

Fee waiver. RentSmart × Standard Chartered says from 1 May until 31 December and does not repeat the year. Standard Chartered says from now to 31 December 2026. It is once per user and/or eligible card, and it changes month 1 only.

Homepage Insights, separately. Insights summarises applications 1 October – 31 December 2026 for 13,000 bonus miles on approval by 21 January 2027, with no spend, via the link on that card, plus coupon RSli8skt. The bank’s page, fetched 9 Oct 2026, describes an additional 13,000 miles for a referred New Cardholder through 1 January 2027. It does not repeat the Insights approval date. Re-check the bank. If you use the Insights link or coupon, renttomiles may earn a referral. Neither changes the comparison numbers.

After the promos. When 30 October 2026 passes, drop the welcome urgency. When 31 December 2026 passes, drop RENTMILES and the waiver unless the official pages extend them. The recurring model stays HK$6 = 1 on base rent and the 1.6% fee.

Rently FPS Premium is HK$240.

The same Standard Chartered Cathay Mastercard can sit on RentSmart (1.6%, Asia Miles on base rent) or on Rently Card (2.8%, Asia Miles on the gross charge, plus HeyMax Max Miles on base rent). At HK$10,000 the table above is the comparison: RentSmart HK$160 and HK$80, Rently Card HK$280 and −HK$304. A lower fee with Asia Miles only often points at RentSmart. The Max Miles stack, with the higher fee, points at Rently Card. Neither is an overall winner.

Common mistakes

  • Forgetting RENTMILES at registration. The Cathay partner page says it cannot be added later.
  • Spreading the one-off waiver, the welcome miles, or RENTMILES across a year of fee cost per mile.
  • Paying so close to the due date that the stated 3-business-day credit window misses it.
  • Assuming every Mastercard earns the Cathay rent rate. The modeled path is this card.
  • Mixing a Centaline, deposit, or commission offer into the monthly-rent figures.
  • Treating coupon RSli8skt, or any referral code, as a change to the comparison.
  • Copying an older fee table without checking the app and the Oct 2026 line on renttomiles.
